" An individual modern detached house which has been altered in recent years to provide extremely versatile and well proportioned family living space. There is a large central hallway with double aspect sitting room with a solid wood burning stove. The dining room also has an open fireplace and the kitchen / breakfast room is of particular note, situated at the back of the house overlooking the garden, comprehensively fitted with a wooden range of wall and base units, built in dishwasher and fridge freezer and is open plan to the breakfast area with ceramic tile floor running throughout and double doors opening to the garden. The conservatory is situated off this room providing further and adaptable use of space. On the first floor there are four well proportioned bedrooms, two of which have en-suite facilities. The house has been tastefully decorated and is well presented throughout.

Situation
The house is tucked away in a semi-rural setting along a country lane situated on the outskirts of Tongham village. The village has a good range of local shops for day to day needs and is conveniently situated on eastern outskirts of Farnham. Farnham provides a comprehensive range of shopping and leisure facilities including arts centre and sports centre and a mainline station to Waterloo within the hour. Closer to hand there is good local schooling, just over half a mile away is St Pauls Church Of England infant school and Ash Manor secondary school. Ash also has a sports centre and has a mainline station to Waterloo. Main road connections are excellent accessed via the A331 linking to A31 and the M3. This location is ideal for family life and is close to all amenities and also has the benefit of many miles of open countryside, ideal for walking and riding.
