" Significantly enhanced during our clients residence here, this four bedroom detached 1930's built home excitingly still offers further scope to enhance for the incoming buyers. Most recently the bedroom accommodation has been significantly improved by virtue of a dramatic loft conversion to create a new master. Featuring a full length glazed outlook across Charlotteville and Guildford, this room allows huge ingress of light and creates an impression of being much more than just a bedroom. Very spacious, it also comes with a range of fitted wardrobes and a walk-in storage cupboard. Naturally it has its own en suite shower room with walk-in shower cubicle and a storage area with eaved cupboards.

On the ground floor a central entrance hall, with downstairs cloakroom leading off, has exposed wood floorboards that lead you into the principal sitting room - a front to back double aspect room with front facing bay window, double glazed sliding doors to the rear and an attractive limestone surround fireplace. To the other side of the entrance hall is what is now a large open plan kitchen/breakfast room. Enlarged by our clients by removal of the original dividing wall this is a great space for cooking, dining, children's homework etc.- in other words the ideal day/family area. The kitchen section is fitted with a comprehensive range of shaker style units, fitted dishwasher and spaces for cooker and upright fridge/freezer. There is a very useful built-in larder cupboard. A door leads to a utility area with space and plumbing for washing machine, wall mounted gas boiler and doors to both garage and side access.

A staircase with modern glazed bannister leads to the first floor landing off which are three of the bedrooms and the family bathroom. The bedroom that was originally the master leads to an en suite dressing room fitted with a range of wardrobes and shower room. Bedrooms 3 and 4 are both spacious rooms and comfortably afford a double bed. The family bathroom is fitted with a modern white suite including large walk-in shower cubicle.

Planning permission was granted on 09/01/2014 for a 'ground floor extension with garden room underneath & external decking area'. Planning Ref No: 13/P/01963. See http://www.guildford.gov.uk/planning for further info. "
