" A contemporary styled light and exceptionally spacious detached family home situated in an elevated position towards the end of Battledown Drive, a desirable cul-de-sac located on the lower slopes of Battledown private estate.

What strikes you when entering the house via the reception hall are the amazing views and feeling of space. Being elevated at the rear the house has uninterrupted far reaching views across Cheltenham to the Malvern Hills. Whilst offering well proportioned modern accommodation the property also has a great deal of character and flexibility in the floorplan.

The spacious open plan layout on the ground floor is ideal for families with the advantage of a large kitchen/ dining/family room with access to the garden via a rear terrace. The living room which is the full depth of the house has access to a balcony from which to take in the fabulous sunsets for which Battledown is renowned.

The house is situated towards the end of Battledown Drive which is located on the lower slopes of the Battledown estate, a highly regarded Victorian estate set in an elevated position to the south east side of Cheltenham.

Cheltenham town centre is within easy reach having quality shopping, good sporting, leisure and cultural amenities as well as Charlton Kings which has a good range of convenience stores, a chemist and boutiques. Good schools are within reach at Charlton Kings including St Edwards and Balcarras School plus from this location there is the advantage of easy access to the A40 London Road to Oxford and A435 to Cirencester plus access routes out towards the motorway network accessible at Junctions 10 & 11 on the M5. Trains to London and other major cities from Cheltenham Spa.

From Harp Hill, which can be accessed via the barrier at the end of Oakley Road there is easy access to miles of open countryside including Cleeve Hill common which is great for dog walking and is on the Cotswold Way where one can walk for miles with wonderful views. The Cotwold Hills Golf Club is close by and there is a Sainsburys within an easy drive or approximately 10 minute walk. "
