" A contemporary styled, light and exceptionally spacious detached family home situated in an elevated private position at the end of Battledown Drive, a desirable cul-de-sac located on the lower slopes of Battledown private estate. Whilst offering well proportioned modern accommodation the property also has a great deal of character and flexibility in the floorplan which can be used to suit family requirements

The ground floor has a floorplan layout which is ideal for families with the advantage of a kitchen/ breakfast room which leads through to both sitting room and all season conservatory style snug/family room to the rear. There is a further large dining room with study on the opposite side of the hall.

On the first floor there are five bedrooms, the master bedroom suite has an en-suite shower room and dressing room and balcony, there is a large bathroom for the other rooms. One of the larger bedrooms rooms is currently used as a games/family room but would make an ideal large bedroom with the potential for a further en-suite (subject to builders advice)

Good schools are within reach at Charlton Kings including St Edwards and Balcarras School plus from this location there is the advantage of easy access to the A40 London Road to Oxford and A435 to Cirencester plus access routes out towards the motorway network accessible at Junctions 10 & 11 on the M5. Trains to London and other major cities from Cheltenham Spa.

From Harp Hill, which can be accessed via the barrier at the end of Oakley Road there is easy access to miles of open countryside including Cleeve Hill common which is great for dog walking and is on the Cotswold Way where one can walk for miles with wonderful views. The Cotwold Hills Golf Club is close by and there is a Sainsburys within an easy drive or approximately 10 minute walk. "
