" The Old Manse is a magnificent detached stone built property situated on an elevated site within extensive mature garden grounds, paddock and benefits from fishing rights on the River Teith in Callander. It was completely re-roofed in 2007.
A large wooden storm door opens to the vestibule with original tiled floor, with a partially glazed inner door leading into the main reception Hall. Opening off here is the Lounge which has a large bay window and fireplace with wood burning stove. The Sitting room also has a fireplace with wood burning stove. Also situated off the main entrance hall is the spacious Kitchen/Dining room which is well fitted with base and wall mounted units, gas fired AGA and separate gas hob. There is brand new white goods installed including fridge freezer and dishwasher. French doors from the kitchen open to the quality Amdega Conservatory which has under floor heating and self-opening vents. At the rear of the hall is a WC with large storage area. The ground floor is completed by a large Utility room which has a brand new washing machine and a tumble dryer, a gas cooker and a sink, base and wall mounted units and door to the side of the property.
From the main entrance hall a sweeping staircase with ornate cast iron balustrade and timber banister leads up to the first floor accommodation. The Master Bedroom has large bay window, fitted wardrobes and en suite shower room comprising large shower cubicle, vanity wash hand basin and WC. There are three further double Bedrooms and a study/fifth bedroom. The Family Bathroom comprises WC, vanity wash hand basin, bath with shower over and screen to the side.
Many fine period features have been retained including ornate ceiling cornicing, fireplaces and wrought iron balustrade on the stair. The property comes fully furnished and benefits from Gas Central Heating throughout.
OUTSIDE
The house occupies an elevated position in a secluded location with grounds which extend to over 3 acres and include a Paddock and extensive gardens. These are well stocked with a variety of mature trees and shrubs, vegetable patch, area of fruit trees and lawns. At a lower level there are woodlands, lawns and densely planted areas down to the banks of the river. To the front of the property is a large graveled driveway and to the side there is a concrete parking area, garage, shed and woodlands. Access to the property is via a private tar lane. TRAVEL DIRECTIONS From Stirling take the A84 signposted Perth, Crianlarich, Erskine Bridge, on entering Callander proceed alond the main street, at traffic signals turn left onto the A81 into Bridge St which runs into Bridgend, Manse Lane is on the left hand side.
