" We are delighted to bring to market this beautifully proportioned modern house offering spacious and comfortable family accommodation over three split levels. The property is predominantly South facing, as well as having all round aspects, and benefits from plenty of natural light along with double glazing and gas central heating. The house is immaculate throughout and has been occupied by the current owners since it was built in 1989. The house is entered through a vestibule which opens up to a welcoming hallway which provides access to the kitchen, dining room, study and bedroom wing. The west facing kitchen is well appointed and has a built-in breakfast bar for informal dining, whilst opposite the kitchen lies the formal dining room, overlooking the garden to the South and East. There is a study on this level which is situated adjacent to the kitchen. The master bedroom suite also lies on this floor and benefits from built-in wardrobes, a dressing area and an en suite bathroom, whilst there is a further family bathroom and three double bedrooms with built-in wardrobes. Stairs lead down to a mid-level where there is an exceptionally bright and airy sitting room with a superb vaulted ceiling finished in pine and a full width window offering views over the garden to Colinton Dell. There is also a cloakroom at this level. The stairs continue down to the garden level where there is a guest bedroom, shower room, utility room and a comfortable family/garden room with two sets of French windows opening out to a patio and the garden.
