" A Delightful Two Bedroom Ground Floor Garden Flat.
This lovely garden flat has been finished to a high standard throughout and would make an ideal first time purchase, positioned as it is close to both local parkland and St James Street station, which offers swift access to central London. Having the amenities of St James Street, the High Street and Coppermill Lane literally on your doorstep is a real luxury, with a number of independent cafes, pubs and restaurants to enjoy. So whether it's a cold beer on your way home from work (check out The Chequers no pun intended), dinner of a Saturday evening, or a Sunday stroll across the marshes to Springfield Marina and beyond, there is plenty to choose from. The perfect base from which to explore the sights and delights of East London.

Living here... This great flat is right in the centre of it all, enjoying a position perfect for both the week day commute and the weekend wind down. As you enter through the front door and into the lounge, you begin to get a sense of what this flat will offer its new owner. Light floods into the room from the front window as you follow the beautiful wood flooring through the hall and into the first bedroom, which offers views of the rear garden. Moving onwards you come to the heart of any home, the kitchen, and in this flat it doesn?t disappoint, with plenty of room for entertaining. The family bathroom is situated just before you come to the second bedroom, which would make a great home office or guest room. The private rear garden offers the perfect space to relax in the summer with a glass of something cold, or perhaps impress guests with your al fresco cooking skills. In This Area - By Walthamstow Diary Coppermill Lane runs from the end of the High Street, all the way down to the glorious Walthamstow Marshes. The two ends of the road couldn?t be more different. The top of Coppermill is right in the heart of the action, close to the market and home to the Mill Community centre, which was once a library but saved by locals and turned in to a valuable community resource. Further down from the Mill, the road morphs in a to rural idyll as it passes the Walthamstow Wetlands, and meets the open space of the marshes and the River Lea. There?s a friendly little shop part way down, a pub, and an excellent children?s play area. Coppermill is also home to the Douglas Eyre Sports Centre, which is a regional football centre and home of London?s FA coach training programme. Terraced houses and Warner properties intermingle, and the listed Coppermill that gives the Lane its name still stands at the bottom of the road. Surrounding roads are very quiet, and many, like Edward Road, are tree lined. Blackhorse Road tube, St James Street over ground station, and St James Park are all within easy walking distance. All in all, a nice little spot. Dimensions: Communal Entrance Via front door leading into: Communal Hallway Access To Flat. Entrance Door leading directly into: Reception Room 4.27m x 3.66m
