" Enjoy the summer garden within probably the quietest location in Oxton. Truly. Come and measure the peace and quiet (other than the school run for BHSA at the top of the road and the bell ringing from the Carmelite Monastery opposite - other than for that, it really is very peaceful indeed. And that's probably one very good reason that two of the three (only) residents had been in occupation for so many many years......

So quiet yes, but also an apartment within one of the most appealing 'period', mid Victorian houses around. Access to No 2 is around the back through the prettiest of communal gardens (south facing and private at ground level) to an entrance that leads to our flat and just one of the other two. First floor flats tend to be the more popular too. For the extra heat they manage to extract FOC from the ground floor and for the extra security provided - that and not too many stairs! This particular flat, as we say, is accessed from the rear and up a fine old handsome staircase (carved claw foot to the leg). The accommodation within is quite spacious with three rooms more or less the same 'double' size'. The first front room, the sitting room, has elegant coving and cornice. Both front rooms have great open aspect views across to the screened grounds and boundary wall of the monastery. The front bedroom is bigger than it looks on the photo so please check out the floor plan below. It has a deep recess for a double bed or for wardrobe furniture - or maybe even an en suite. The second double bedroom, to the rear, is a handsome room, bigger than the average second double bedroom in most apartments. There's also an extra room, a box room, that currently suits our client as a study. A cosy study it might be, however very useful space. The kitchen has an attractive cottage style pvc window, again south facing and with a pleasant open view. The bathroom stands between kitchen and study is more than reasonable in size. The gardens aren't looking their best of course, at this time of year. We have visited during Spring and summer and they are very pretty, colourful, private and shared. There's also a small but again nevertheless useful basement storage shared between each flat owner. Tenure The property is leasehold. 29 Grosvenor Place is self managed (Joinspace Property Management Company); that is, each flat owner owns 1/3 share of the freehold with a long lease assigned to each - 999 from 1989. Current service charges are just ?60 per month which is considerably less than the average service charge within the Oxton area (@?80). Please note no letting owner occupiers only.
