" A comprehensively refurbished, beautifully presented semi, brilliantly positioned opposite the village recreation ground, with fields to the rear and a just few moments' walk from the primary school.

Mill Lane is a quiet road that runs alongside the village recreation ground and leads only to other residential road and the local primary school, so carries very little car traffic.

The house stands about 15m / 50ft back from the road, behind a brick wall, lawned garden and a driveway giving parking for 2 cars. The rear garden is about 23m / 80ft deep, faces south-east and backs on to farmland. There is a part-finished, large timber outbuilding at the bottom of the garden that was intended to be workshop but could easily be finished as a home office or similar.

The house has been completely refurbished in the last two years, including rewiring, new central heating, replastering, new kitchen and bathroom fittings, new flooring and decoration throughout. The ground floor has a central entrance hall with a front-to-rear sitting room to the right which opens on to the garden and to the left an open plan kitchen / dining room with integrated Neff double oven and hob. There is excellent potential to extend the house, subject to the necessary consents, and it is offered for sale with no onward chain. Whittlesford is an enormously popular historic village. It is far enough away from Cambridge to be peaceful but close enough to offer an easy commute and has a good range of local facilities. Junction 9 of the M11 is only about a mile away and on the outskirts of the village is its mainline railway station, Whittlesford Parkway, which gets to Cambridge in 11 minutes and London Liverpool Street in about 75 minutes.

Within the village there is a post office and shop, The Tickell Arms pub and restaurant and The Bees in the Wall pub. There is also The Red Lion Inn and a hotel by the railway station. The village has various societies, clubs and sports teams and an OFSTED 'Good' primary school that feeds to the OFSTED 'Good' Sawston Village College. "
