ACCOMODATION Vestibule into:- OPEN PLAN LOUNGE / DINER: KITCHEN: a range of new gloss white wall and base units with dark wood effect laminated work tops, porcelain 1 ? bowl sink with swan neck mixer tap, space and plumbing for washing machine, s/s integrated single electric oven and 4 ring s/s gas hob, window to the rear, PVC-U door to rear yard FIRST FLOOR: BEDROOM ONE: double to the front BATHROOM: accessed via rear bedroom with fabulous new white suite, roll top bath, corner shower cubicle, WC, sink, window to the rear BEDROOM TWO: double to the rear EXTERNALLY There is a private rear yard. FACILITIES Heating is by way of gas central heating. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent which will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX The property has been allocated to Band A. For further clarification please speak to Allerdale Borough Council 01900 702530. RESTRICTIONS At the landlord's request no pets, smokers or DSS tenants will be permitted. THE TENANCY The property is offered to on an Assured Shorthold Tenancy.
