" Description    Modern well presented family home available in a sought after cul de sac in the popular village of Ringmer. Approaching the property from the front there is a new upbc Georgian style front door leading into reception hallway, with stairs to first floor landing and door into through lounge/dining room. The lounge has feature upbc bay window as well as a fireplace and coach ceiling, this opens into the dining area which has a storage cupboard and upbc French doors, floor length glazing leading into the garden. Doorway into kitchen has a range of floor and wall mounted units, eye level cupboard, space for washing machine as well as fridge/freezer, inset four ring gas hob which has tile splash backs and an extractor hood built in above the hob. There is a 1 1/2 inset stainless steel sink unit which overlooks the rear garden, built in oven, upbc window and a upbc fixed glazed door to the side. From the reception hall stairs lead to the first floor landing, airing cupboard, hot water cylinder and access to the

-    loft via a door.The bathroom has a modern suite with borrowed lighting and upbc windows with opaque glass, tiled walls, shower, bath, low level WC and wash hand basin. Bedroom One which faces the front has a feature full length bay window with blinds, built in double storage cupboard and to the side is bedroom three which is also facing to the front with upbc window and built in storage cupboard. Bedroom two has delightful views to the rear and over the back garden, including views across open countryside and beyond, built in double wardrobe and upbc window. There is double glazing and gas central heating installed throughout.

Situation    The property is located in central Ringmer a short distance away from the nearby shops in Springett Avenue which cater for the local village. The shops include a butchers, baker, florists, hairdressers, general store with post office, restaurant, pharmacy and nearby doctors surgery. In nearby Lewes Road, there is a high street bank as well as dentist surgery adjacent to the local village inn and opposite the village green which, during summer months, hosts both cricket and traditional village sports. The village hall is located opposite the village green and nearby village church. There are regular bus services through Ringmer to nearby Lewes with a wider range of retail facilities including boutiques, restaurants and wine bars. There are supermarkets, as well as retail warehousing. Lewes also has a mainline railway station with services to and from central London (in just over an hour and a half via Haywards Heath) as well as Brighton and Eastbourne.

Directions    From our offices opposite the green in Ringmer head in a northerly direction, turn left into Lewes Road toward the village green. Continue to the end of the lane and turn first left into Bishops Lane, continue up and take the first left into Christie Avenue, follow the road round right and the property will be found on the right hand side indicated by the Freeman Forman 'For Sale' board.
