" Orchid House is situated on the outskirts of Cooksbridge in the small hamlet of Resting Hill. The property is believed to date back to the early 20th century.
This beautiful semi-detached home has been updated to a high standard but retains many of the original features including fireplaces, doors and some original ceilings. The entrance hall with its stained glass door and side panels takes you into a large hallway with original dado rail and spindle staircase up to the first floor.
From the hallway you access the family lounge with its open fireplace and marble surround with Victorian tiled inserts and hearth. Fitted bookcases to either side of the fireplace. Dual aspect windows to the side and front overlooking the garden.

Continue down the hallway and into the dining room with a solid oak wooden floor. Open fireplace with granite surround and cast iron insert. Bay window to the side.
At the end of the hallway is a half glazed door leading into the large country style solid wood hand built kitchen. Falcon range cooker with double oven with exactor. Granite work surfaces integrated appliances including fridge freezer, dishwasher and microwave oven. Windows to the rear and side.
Large breakfast bar with a solid oak wooden top with storage under one side. There are two separate work areas in this well organised kitchen with black granite work surfaces, one with sink , preparation area and space under for washing machine. The other area also with granite top and oil fired boiler in a cupboard underneath. Tiled floor throughout leading to a separate cloakroom with storage cupboard, window to the side.
The rear door out into small court yard with an outside brick building with electricity and is at present being used as a laundry room.

On the first floor is a suite which includes the main bedroom with Victorian fireplace and wardrobe, which can be accessed from the hallway or by the dressing room and a bathroom with tongue and groove panelling and feature brick wall. Velux window to the front and side making this a lovely light bathroom. The dressing room has a Victorian cast iron fireplace, wardrobe and sash window to the rear.
Bedroom two is a double with bay window to the front. Family bathroom with modern white suite part tiled, recessed bath and shower.
Staircase up to the second floor with two further bedrooms and step up to study/bedroom 5.
Outside there is a garden to the side and rear with a raised deck seating area which catches the sun in the morning. Gravelled parking area for two cars accessed from a side gate in the garden.

Resting Oak Hill is a small hamlet just north of the county town of Lewes.
This lovely town boasts a castle and a wealth of bespoke shops, individual restaurants and public houses.
Other amenities include a leisure centre, local theatre and cinema. There is excellent and highly regarded private and state schools.
The mainline railway take you to London Victoria in approximately 65 minutes, Gatwick Airport 30 minutes and the coastal town of Brighton within 15 minutes. There is also a train station in Cooksbridge, which is inwalking distance and also has a main line to London Victoria.

Glyndebourne Opera House being only 4 miles from Lewes.
