" An interesting and spacious older style house with very large side garden and planning potential

Reception hall, sitting room, dining room, kitchen, 3 bedrooms, bathroom/w.c., gas central heating, double glazing, garage, very large gardens.

This deceptively spacious, older style house is set in a popular residential location with a fine southerly aspect and glimpses of the South Downs from the first floor. The historic village of Newick is ideally located having good vehicular access to the mainline railway station at Haywards Heath and also to Gatwick Airport. Within the village are local shops, public houses, health centre and excellent primary school, all being close at hand.

Over the years, the original cottage has been carefully extended in keeping with the original style to create a spacious home offering excellent and well proportioned accommodation. There is the benefit of a modern gas fired central heating system together with UPVC framed double glazed windows. To the side of the property and to the rear is a very large garden with potential for the erection of a separate dwelling, subject to the necessary consents. In this respect there is a lapsed planning permission for a three bedroom detached house linked with conversion and extension of the existing house into a pair of two bedroom cottages. The present property has elevations of brick, stone and slate with a pitched and slate clad roof. In greater detail the accommodation, with approximate dimensions, provides the following:

To the front of the house a close boarded fence with tarmacadam driveway leads through to the front garden with shrub screen borders and around to the side of the house to a SINGLE BRICK BUILT GARAGE of brick and block construction.  Side gate to separate well fenced and enclosed rear garden with lawn to rear of house. Leading down the side of the property is a large, well fenced garden area on which planning consent was granted for a 3 bedroom detached house, this area has been fully cleared and has an aluminium greenhouse and some ornamental trees.

PLANNING
Planning permission was granted by Lewes District Council on the 8th September 2008 under ref: LW/08/0667 for conversion of the existing dwelling into a pair of semi detached, 2 bedroom cottages together with the erection of a new 3 bedroom detached house in the side garden. This consent has now lapsed and interested parties should make their own enquiries of the planning authority.
