" Attractive and airy five bedroom two bathroom Victorian Villa with off-street parking for two cars, located in the highly sought-after Westbourne area, handily sandwiched between New Church Road - the main thoroughfare leading in and out of Brighton - and Portland Road with its many independent shops, caf?'s, two mini-supermarkets and several very good pubs. The property is tastefully decorated, with beautiful period detailing and laid out over three storeys. It has a crisp white exterior and is semi-detached with a pretty lawned garden at the rear and generous southerly paved patio area. Only just over a block to the seafront and with many excellent schools in the area, this is a super family home with abundant light and space.

Approaching the property a recently block-paved neat footpath leads to the front door with the parking space adjacent. An impressive front door with gorgeous leaded light stained glass panels invites you into the main hallway. To the side of the front door is a door to the utility room which runs the length of the property, providing access to the garden and also directly into the kitchen at the rear ? it's the perfect multi-use space for boot, bike and buggy storage! It could even be converted into a bijoux annexe if required for a relative or perhaps a supplementary income, subject to necessary consents.

The ground floor reception spaces have beautifully stripped and pale stained original floorboards, set off perfectly by the polished and painted staircase which sweeps elegantly up to the first floor, as well as an abundance of exquisite corbels and cornicing. The sitting room and dining room behind it can be used as one connected space with light flooding in from both the front and rear or, by closing the wooden folding doors, as two separate spaces. A working feature fireplace in the sitting room makes for a cosy family space, belying the generous proportions of the room.

Along the hallway is a shower room with guest WC and access into the utility room opposite. Beyond, the kitchen is amply proportioned and leads into a full-height sun-room and then out onto the garden. The space works very well as it is, however there is scope here to reconfigure and open the kitchen to the dining room, catering for anyone with a penchant for open-plan living.

Upstairs, the half-landing houses a further WC and guest bedroom, whilst off the first floor landing there are two large double bedrooms, the main bathroom with bath and separate shower and a large "nook" which the current owners have used variously as a library/reading space, study area or a cosy kids bedroom space. The master bedroom is at the front of the property and has a lovely white wood-burning stove in the fireplace, creating atmosphere and warmth. On the top floor are two further bedrooms, one a child's bedroom and the other a home office, a perfectly secluded and tranquil space from which to work. "
