" A really well presented four bedroom detached family home situated on the ever sought after Littledown development. Offered with no onward chain.

Entrance Hall * ground floor wc * lounge * dining room * kitchen/breakfast room * utility room * landing * four double bedrooms * en suite shower to master bedroom * family bathroom * garage * landscaped south westerly facing rear garden * ample parking * No onward chain *

Direction Note:  From our office in Southbourne continue into Seabourne Road in the direction of Pokesdown.  At the traffic lights turn right, take the fifth turning on the left into Harewood Avenue, turn right at the roundabout and then the turning on the left hand side into Harewood Gardens.

This spacious detached home is set within the popular residential location of Littledown which gives easy access to large local employers such as JP Morgan, wide open spaces such as Kings Park and a wide range of leisure facilities including The Littledown sports centre, The Village leisure club and The Open Golf Course. Bournemouth town centre is a short drive away and road links leading out of town are easily accessible.

The property is ideally located in this private no through road and with generous gardens located to the rear. There is also a single garage together with a block paved drive providing further ample off road parking.

The property which has been in the same ownership since new is presented in good order and ready for immediate occupation. There is replacement double glazing throughout, gas central heating and cavity wall insulation. A feature of this house is that all the main rooms benefit from oak flooring.

Upon entering the property a nice sized hallway with oak flooring leads to a ground floor cloakroom, both reception rooms, kitchen/breakfast room and utility room. The Lounge has views of the front with double doors leading to the dining room which features french doors leading to the rear garden.

The kitchen/breakfast room offers good storage and working surfaces and well fitted with a modern range of units together with space for a small breakfast table. A door from the kitchen then leads to a separate utility room with space for a washing machine and tumble dryer and having a door leading to the rear and in turn side of the property. In our opinion the kitchen/utility room could be knocked into one room if required to provide a larger L shaped room.

Stairs from the entrance hall lead to a landing with doors to all four bedrooms which offer plenty of space for all the family and giving the possibility of a first floor study. The master bedroom benefits from an en-suite shower room and there is a separate family bathroom.

As previously described the plot on which the property sits is of a good size with plenty of parking to the front and a garage. The rear garden measures approximately 40' in depth and 33' in width with an area of lawn and a large paved area immediately abutting the rear of property accessible from the dining room doors and utility room door. There are further seating areas to catch the last of the sunshine. The landscaped garden is stocked with a range of mature shrubbery/trees and fruit trees bordering neighbouring homes.

An ideal family home in a great location this home is sure to attract quick interest, don't miss your opportunity and call to arrange your viewing today!
