Direction Note. From Southbourne Grove take the left turning into Carbery Avenue and head towards Tuckton High Street. The subject property can be found on the left hand side just before the turning into Saxonbury Road.

This three double bedroom detached family home is set in the heart of Tuckton as well as being just a short walk to both Hengistbury Head and its associated sandy beaches and picturesque river walks.

The house has been partially refurbished in recent years by the current owner to include a superb modernised kitchen/diner, new carpets and redecoration on the ground floor although the first floor is in need of redecoration and a new bathroom suite.

A side entrance door gives access to a spacious entrance hallway which unusually has a set of French doors which give direct access onto the sizeable rear garden. Access can also be gained to the living room and modernised kitchen/diner.

The living room is a really good size, with a lovely UPVC double glazed window overlooking the front garden flooding the room with natural light. There is a fitted gas fire and plenty of room for a couple of sofas along with other living room furniture.

The kitchen/diner is unquestionably the focal point of the house, measuring some 25' in length and benefitting from both a UPVC double glazed bay window to the front aspect and windows and a door to the rear.

The kitchen is fitted with a comprehensive range of handle-less white gloss self closing eye level and base units set above and below the contrasting square edge work surfaces. Walls are partly tiled with power points in between eye level and base units and there is a breakfast bar area with seating for two. There is a built in gas hob with an extractor hood above, and eye level fan assisted oven, built in washing machine and space and plumbing for both a dishwasher and upright fridge freezer. A UPVC double glazed window overlooks the rear garden and a door to the side provides access to the garden.

The dining area, like the living room, has a large bay window to the front aspect, plenty of room for sofas or a dining table and smooth set ceilings with inset spotlights.

A return staircase leads to the spacious first floor landing with a feature original stained glass window to the rear aspect. A cupboard houses the wall mounted Worcester combination boiler and doors lead to the three double bedrooms and family bathroom.

Bedrooms one and two are near identical sizes with both benefitting from bay windows to the front aspect with the smaller third bedroom having a single glazed window to the rear aspect.

The bathroom is fitted with a matching three piece white suite with fully tiled walls and a wall mounted stainless steel heated towel rail. There is a single glazed obscured window to the rear aspect.

Externally, the property benefits from a well proportioned front garden which is laid to lawn and a large rear garden with access from Saxonbury road via a set of timber gates allowing off road parking for a couple of vehicles. The majority of the garden is laid to lawn with a raised decking area ideal for catching the afternoon sun.

A perfect family home, an internal inspection comes highly recommended via the vendors chosen sole agents!
