" Dunsford Place is an attractive Grade II Listed Regency townhouse dating from circa 1820 in a terrace of 15, arranged over five floors with a wealth of fine features including highly decorative plasterwork, architraves and period fireplaces.

Great attention has been given to updating the fundamentals and fabric of the building whilst highlighting the period features that the house has in abundance. A new sympathetic kitchen and new bathrooms have been installed. The kitchen is well planned incorporating the original cupboards and features. The open plan kitchen and dining room are located on the ground floor having easy access to the front and back doors and garden views. This arrangement provides both a highly functional family living area with period charm and lots of natural light. To the rear is the utility room with a back door leading to the patio and garden. In addition there is a drying room off the utility room.

A stone staircase leads to the first floor and charming front drawing room. These Georgian townhouses are much loved for these rooms and this house does not disappoint. With large windows, completed by working shutters, detailed cornicing and a new log burning stove in the original marble fireplace, this is a comfortable and gracious room. As there is no house directly opposite, it allows an open and distant view to the front. The remainder of the rooms on this floor and upper floors are comprised of five bedrooms as well as two bathrooms and two storage rooms.

The lower floor is currently used as guest bedroom and bathroom as well as a snugtv room. It has its own access and could easily be converted into a self-contained apartment, subject to the necessary permission. There is also access to a small lower courtyard and garden from this level. The house has zoned gas-fired central heating and pressurised hot water housed in the basement plant roomlog store. The house has a three phase electrical supply installed for future electrical demands.

A further benefit of Dunsford Place is it is within the catchment of Bathwick St Maryβ€˜s Primary School. The University of Bath is situated at the top of the hill. The extensive National Trust land and famous skyline walk are a short stroll away up the hill.
