" A substantial bay fronted 6 bedroom, semi-detached Victorian villa, located in the Newbridge area of Bath. The property would make an ideal family house, but is currently trading as a Bed and Breakfast and is positioned close to other Guest Houses, on a road leading to the City centre. The property has the following accommodation spread over 3 floors, with a wealth of period charm: Entrance vestibule, entrance hall, dining room, living room, lounge, kitchen/breakfast room, 6 bedrooms, family bathroom, 3 en-suites, 2 cloakrooms, front garden & parking to the rear. There is also a cellar as well with three quarters head height.

Location
The property is located on Newbridge Road within easy access of local shops in Chelsea Road. These include; a bakery, coffee shop, hairdressers, delicatessen and many more. The City Centre can be reached via the local bus service on Newbridge Road. The orange bus which also travels along Newbridge Road provides access to Bath & Bath Spa University for students. The property is also within 1 mile of The Royal United Hospital. Local schools include; Newbridge Primary School, Weston All Saints Primary School, St Mary's RC Primary School and Oldfield Academy School. King Edwards, The Royal High and Kingswood schools are all a drive away. For those that need to commute, the property has access to the A4 to Bristol and M4 Motorway at junction 18.

Outside to the front the garden is mainly laid to lawn, whilst to the rear the garden is mostly laid to tarmac offering parking for four cars, ideal if the purchaser is running the house as a bed and breakfast. Directions:Travel out of Bath in a westerly direction on the Upper Bristol Road. Just before Locksbrook Cemetery on the right, take the left hand fork into Newbridge Road and the property will be found on your right.
