Description

"Barn 6 Bradridge Court forms part of a small development of barns converted in approximately 2003. The property is full of character and retains many features indicative of its age including A framed beams, exposed stonework, latched doors, lintels and sills.

Beyond the attractive stone exterior with brick quoins and pigeon holes lies the accommodation which includes an entrance hall and cloakroom WC. The kitchen dining room is equipped with a range of units including many integrated appliances such as a built in oven, hob and extractor, washing machine, dishwasher, refrigerator and separate freezer. The room has a useful understairs storage cupboard pantry. Access is then provided to the triple aspect lounge which is light and airy enjoying a wood burning stove and access via French doors to the rear garden and patio. The ground floor accommodation enjoys underfloor heating.

On the first floor, there are two bedrooms with the triple aspect master bedroom having a Juliet balcony with inward opening French doors. A useful storage cupboard is found off the landing and access to the family bathroom WC which has a thermostatic shower over the panelled bath.

The barn has many modern comforts such as sealed unit double glazed windows and warmth is generated by oil fired central heating. Downstairs the property has a terracotta tiled floor with underfloor electric heating.

Externally, accessed either at the side or from the living room the rear garden is level and well enclosed. Of a good size they would be suitable for young children or pets. There are two paved patios to take full advantage of the views across the Tamar Valley towards Devon. We understand there is off road parking for two vehicles and a further visitor space.

The property is situated one mile from the village of Boyton which lies 6 miles North of Launceston. Boyton itself has a range of amenities including a County Primary School, Chapel and Parish Church. Launceston Town itself offers a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction.

The coastal resort of Bude is approximately 14 miles distant with the extensive beach at Widemouth Bay being approximately 12 miles away.

Agents Note
The new owners of the property will by default join the Bradridge Court Management Limited Company, whereby annually £500 is paid by each resident every January for the servicing and maintaining of the communal areas, including the lighting, driveway, private drainage system and public liability insurance policy.
From Launceston Town Centre proceed down the A388 St Thomas Road . Upon reaching the roundabout at Newport continue straight ahead up St Stephens Hill continuing through St Stephens along the B3254 towards Bude. Continue through Yeolmbridge and a further half mile until reaching Ladycross. Take the second right hand turning at Ladycross signposted towards Boyton. Upon entering Boyton continue straight ahead for some distance passing the county primary school on the left hand side. Start to head out of the village towards North Tamerton where the entrance to Bradridge Farm will be identified on the right hand side clearly marked with a plaque with No. 6 Bradridge Court identified straight ahead.
