" Number 131 is a first floor flat positioned in the heart of the village of Guardbridge, close to local amenities including village shop, hairdressers, takeaway and primary school and is an excellent commuting location for larger centres such as Dundee and St Andrews accessed via a regular bus route for which the bus stop is almost immediately outside. It is within walking distance of Leuchars train station providing easy access to larger cities including Aberdeen and Edinburgh. Guardbridge is a rapidly developing village. The recent acquisition of the old paper mill by St Andrews University and expansion of Eden Brewery makes it an ideal location for investment. The flat is situated in a purpose built block in the heart of the village and the front door is accessed to the rear of the building up an external flight of stairs. The accommodation is well presented though still offers opportunity for modernisation and therefore adding value. The large lounge is positioned to the front of the property and enjoys pleasant outlooks to the east, and has a door which opens to the kitchen. This is fitted with units and freestanding appliances.
