" A detached lake side holiday lodge situated on the private Harleyford Estate near Marlow. The accommodation comprises; 3 bedrooms, 2 bathrooms, open plan vaulted reception room, fully fitted kitchen, ground and first floor balconies. Ample parking.

Situation
Originally designed by Sir Robert Taylor in the late 1740โ€˜s, the main Georgian house sits in the centre of this gated estate. Providing a tranquil setting, there is access to the Thames path and delightful walks across the Chiltern countryside. Within the estate is the magnificent Donald Steele designed 18 hole private members Golf Club with clubhouse and dining facilities. There is also the award winning marina. The charming historic town of Marlow is a few minutes drive with its excellent selection of shops, schools, bars and restaurants. Links to the city can be found via the A404 to M4 junc 89 or M40 at junc 4 or by rail from Marlow or Henley to London Paddington. Heathrow airport is about 20 miles away.

Outside
The Lakes setting has the use of multiple gravelled and secluded parking areas. From the parking area there is a path which leads to the lodge. The verandah provides extra entertaining space while retaining privacy. The lodge is only one of fourteen and is located on the end, next woodland. To the rear and side of the lodge is ample, secure storage bespoke fitted for garden furniture, golf clubs, bicycles etc.

The entrance hall has the wooden turning staircase to the first floor. There is an area below the staircase, which can be used as a study. Bedroom one overlooks the lake and has an en suite bathroom, which is fully tiled and fitted with a modern white suite comprising; bath with shower over, low-level wc, wash hand basin. Bedroom two also overlooks the lake. Bedroom three as a rear aspect. There is a fully tiled shower room, which has a double shower cubicle with rain effect showerhead. The lodge is fitted with an integrated vacuum system. On the first floor is a triple aspect reception room with a vaulted ceiling and sliding doors to the balcony. The dining area is to one side and an archway opening to the kitchen. Fully fitted with wall and base units, rolled edge worktops and a stainless steel sink, the kitchen has a range of built-in appliances, including; fridge, freezer, washerdryer, dishwasher and microwave. A Neff electric oven and electric hob with extractor hood over conclude the appliances. There is superb additional eaves storge to the first floor, off the reception area. "
