" Nestled a stone's throw from Priory Park, prestigious schools and all the excellent Reigate facilities, is this period home which offers so much more than others around. Just from the outside, this double fronted house is inviting and even has the Regency style tiles providing a pathway to the front door. The front gardens are landscaped and set the scene for the rest of the house. Once inside you will not be disappointed, as you are met with high ceilings, well-proportioned rooms and excellent layout. This comprises a lounge with bay window to the front of the house which lets the light flood in, as well as having a feature gas fire for cold winter days. If formal dining and impressing your family and friends is something you enjoy, then the dining room offers the perfect place to do so, this room also looks to the front of the house with an open fireplace to really set the scene. The rear of the house enjoys the kitchen/breakfast room which is fitted with low level and wall mounted units and has a larder area and access to the garden. This room could be expanded to create an even bigger room should one wish, as there is space to the side to create an open plan kitchen/family room subject to general planning consents. The space on the ground floor does not stop there though, as there is a further room which could be used as a bedroom, study or further reception room, this works well as the current owner has created a downstairs shower room, perfect for guests, older relatives or indeed teenagers who would like their own space. The hallway also provides access to the cellar - this is currently utilised for storage purposes and has electricity and a sump pump to keep it dry. To the first floor the landing area provides access to the rest of the house with lovely views to the garden. There are three double bedrooms which is rare in this style of property, as the third is generally a single, so it means there is no arguing on who gets the small room! There are two to the front and one to the rear. All the rooms are the perfect haven to wake up to in the morning, or enjoy a lazy Sunday after a long week, as well as providing ample space for free standing furniture. Completing the accommodation is the spacious family bathroom which enjoys views to the garden it is fitted with bath with shower over and has a useful airing cupboard. If a separate shower cubicle is a must, there is ample room to create and update the room to provide a sanctuary to enjoy.Externally the property is set on a larger than average plot with a shared access driveway, side access and garage. The rear garden is beautifully landscaped with a mixture of mature shrubs and trees as well as borders for those who are green fingered and a shed area, plus access to the garage. It is the perfect place to enjoy the summer months as well as al fresco dining and entertaining. Viewing is essential to appreciate the space, layout and excellent potential to put your stamp on something. "
