SITUATION: 2 Old Ashway is in one of the most enviable positions on Exmoor, adjacent to open moorland yet just five miles from Dulverton. The cottage is within walking distance of the well-known beauty spot of Tarr Steps, where the mediaeval clapper bridge crosses the River Barle, overlooked by the delightful Tarr Steps Inn and tea room.
  Dulverton is a delightful small town nestling in the Barle Valley within the Exmoor National Park and is well known as The Gateway to Exmoor. It provides good day to day shopping together with two churches, a bank, post office, chemist, doctors, dental and veterinary surgeries and a well-used town hall. There are also good restaurants and recreational facilities including squash courts, all weather tennis courts and football and cricket pitches. Tiverton, which is some 14 miles distant, offers shopping and entertainment facilities and the well-known Blundells School together with easy access to the M5 and mainline railway station at Tiverton Parkway.
  The county town of Taunton is approximately 25 miles away and the Cathedral City of Exeter lies approximately 38 miles south of the property. Both provide good recreational and retail facilities as well as access to the M5, fast rail links and flights from Exeter Airport.
  Situated within the Exmoor National Park 2 Old Ashway is ideally located to take advantage of the walking and riding on the wonderful heather and gorse clad slopes of the moorland and the tree lined river valleys. The North Devon coastline has an excellent range of beaches from which to enjoy numerous water sports, whilst Wimbleball Lake is within a short distance. DESCRIPTION: This charming cottage is situated in a pretty Exmoor valley, overlooking both farm pasture and moorland. Of stone construction under a tiled roof, the accommodation is arranged over three floors and the cottage benefits from a pretty garden, its own barn, stables and small paddock. ACCOMMODATION: The door from the road leads into a ground floor room with bathroom attached. Stairs lead up to the middle floor with a cosy kitchen/diner with a solid fuel Rayburn and fitted units. From this room there are far reaching views over the valley. Adjacent is the sitting room with a fireplace and views over the garden. From the hallway, a door leads out to the boot room and coal store, then a back door into the garden. Further stairs lead up to the top floor, with two double bedrooms plus a single bedroom. OUTSIDE: To the rear of the cottage is a pretty, sheltered garden with mature shrubs and a gate into a cobbled courtyard containing a very useful open fronted stone-built barn and three stables. Attached to the house are two garages and a garden store. A short distance along the road, the cottage owns a small enclosed paddock with its own road access.
