" This attractive half tile hung detached family house is situated on a corner plot with garage, Indian sandstone drive and landscaped south facing garden. The current owners have extended the property to provide four good double bedrooms. The spacious master suite (16'5 x 13'4) is fantastic with en-suite shower and en-suite dressing room. Additionally they have converted one of the garages to provide a dining room with vaulted ceiling and have thus created a great deal of additional storage space. Further ground floor accommodation comprises: living room

(19'11), study, kitchen, separate utility/breakfast/homework room, conservatory with sunny southerly aspect. In the last two years a new Potterton boiler has been installed, a number of the floors throughout the property are either solid oak, Karndean or Amtico and there are BT telephone points in almost all the rooms including the WC! A number of energy saving down lighters have been fitted, using 1/5 of the electricity compared to normal down lighters.

The attractive rear garden is almost due south facing, it has been landscaped to include block-paved borders which complement the patio. An Indian sandstone path runs alongside the house and continues onto the drive at the front of the property. Two sheds alongside the house provide an additional 19' of storage. The drive was extended in 2009 and now comfortably allows parking for at least three cars.
SITUATION
Porchester Close has its own kept secret, a duck pond, which is maintained by the Southern Water Authority. Within five minutes of the property is countryside and woodland, perfect for walking, cycling or jogging. Southwater itself is a very popular village just a mile south of Horsham. It has a thriving community and is very family orientated, there is always something going on. It has a broad mixture of both private and public sector organisations, the village has five pubs, ten restaurants and takeaways, two local supermarkets, beauticians, banking, pharmacy, hairdresser, florists, sports and leisure, post office, health care and a host of others. We know there are at least 140 community groups within the village with the most popular ones being sports clubs and scouting groups. Southwater has its own Country Park which offers a wide variety of water sports and activities for everyone, the Downs Link is just on the doorstep offering a fantastic starting point for walking and cycling. A regular bus service runs into Horsham and Roffey every 15 minutes from 6am to 8pm and then hourly until 23.16. Buses run children into Millais, Tanbridge, Forest and the Holy Trinity School. The bus stop travels throughout the village and there is a bus stop within approximately 100 yards of the property.
