" Preston Baker are pleased to welcome the market this beautifully presented cottage in the village of Burton Salmon. Retaining many original features the character property briefly comprises of a lounge, kitchen, two bedrooms and a bathroom. Outside there is off street parking and a two tier courtyard garden to the rear.

The property is entered through the front entrance door which leads into the entrance porch and a secondary door giving access into the main hall.

The lounge is at the front of the property and is a lovely cosy room featuring stripped floorboards and a wood burner housed in a brick fireplace with a stone hearth. There is ample room for sofas and chairs as well as other lounge furniture and it is a great space to sit and relax after a hard dayn++s work.

From the lounge there is access through to the kitchen at the rear which features an original tiled floor and a Belfast sink as well as a range of modern wall and base units, space for an electric cooker, a fridge, as well as space for a fridge freezer under the stairs. There is also an external door giving access to the rear garden and out houses.

Upstairs the first floor reading landing gives access to the two double bedrooms and the house bathroom. Bedroom one is at the front of the property and features an original cast iron fireplace and stripped floorboards while bedroom two is at the rear. The house bathroom features twin stain glassed windows and is fitted with a white panelled bath with large shower head over and pedestal hand wash basin. The bathroom is also fully tiled throughout. There is a W.C. adjacent to the bathroom which can be accessed from the landing.

Outside, to the front of the property there is a blocked paved off street parking area for two cars. The rear garden is divided into two levels. The lower level features a paved seating area adjacent to the back door, access to two out buildings and an undercover seating area. There are also steps leading from the undercover seating area up to the upper level of the garden which is mainly paved with established shrubs, walled boundaries and a garden shed.

From New Street proceed to traffic lights by Selby Abbey and continue forward onto Gowthorpe Market Place signposted Leeds A63. At next traffic lights continue forward onto Leeds Road. After passing through Thorpe Willoughby at next roundabout take 2nd exit onto A63 signposted Leeds. Follow A63 through Hambleton and Monk Fryston. At next roundabout take the 1st exit signed posted A162 Brotherton. Follow this road for approximately two miles until you reach the turning for Lunnsfield Lane on the right. Turn right down the lane and the property can be identified on the right hand side by a Preston Baker board.
