" Welcome to number 82, a traditional, three bedroomed terraced home in the heart of Selby with the benefit of a garden.

The entrance hall, with staircase to the rear, has doors leading into the lounge and separate dining room. The Lounge has a Georgian style bay window to the front elevation, original cornice and dado rail. An attractive Art Deco style fire surround with gas fire provides warmth on chillier days. French doors lead into the separate dining room which has the benefit of a living flame style gas fire, set with a timber fire surround with black inset and hearth. Window to the rear elevation, wall lights and laminate flooring.

The kitchen has a comprehensive range of fitted wall and floor units in Beech effect finish with co-ordinating laminate work-surfaces and tiled splashbacks. Built-in cooking facilities include an Electric oven and Gas hob with chrome cooker hood/light over. A stainless-steel sink unit with mixer tap is set beneath one of the two windows to the side elevation. Space for a washing machine and tumble drier. Integrated appliances include a fridge and freezer. Laminate flooring and doors to the bathroom and outside.
 

The modern white bathroom has a panel bath, pedestal wash handbasin and separate shower cubicle with electric shower. Attractive tiled walls and an obscure window to the side elevation and an extractor fan. A door leads into the separate W.C. which has the benefit of a window to the side elevation and an extractor fan. Attractive tiling to dado rail height and a modern W.C.

The Master Bedroom is most spacious with a Georgian style window to the front elevation. Bedroom Two is also a 'double' and has a window to the rear. Bedroom Three is a good-sized single bedroom, also with a window to the rear.

Outside: To the front of the property is an enclosed forecourt with low level wall and pedestrian access gate. To the rear is an enclosed yard with brick boundary wall and pedestrian access gate leading out onto what was, many years ago, a vehicular rear access.
