" Although this property requires extensive modernisation it is rare to bring to the market a house of this size in one of Lancashire's best kept villages for such a competitive asking price and therefore offers buyers a fantastic opportunity to develop a spacious 3 bedroom semi into their dream home. With spacious and well-planned accommodation this house should appeal to buyers looking for a bungalow or a family wanting a house thanks to its flexible layout comprising the largest double bedroom and bathroom on the ground floor and two further bedrooms on the first floor. There is even plenty of scope to extend to add another bath/shower room at this level and potentially add considerable value. Clovelly Drive is a lovely little close in the heart of Newburgh village whose history can be traced back to 1304 when a licence was granted to start a weekly market. The village has a conservation area at its centre and includes many historic (Carolean and Georgian) buildings, including the schoolhouse of 1714. In 2006 it won the Champion Village Class for the second time in the Lancashire Best Kept Village Competition. There is a charming village pub "Red Lion Hotel" and a post office, village shop and tearoom famous for the 2012 crufts event. There is also an Anglican church (Christ Church, founded in 1857) a primary school and two scout groups. Newburgh Village Fete takes place every year in June and just up the road is Parbold village with its many pubs and restaurants. The historic and much larger market town of Ormskirk is only 5 miles away which has a busy retail centre and a large number of bars and restaurants. The house sits on a good sized but easily manageable plot with a detached garage, private rear garden (not overlooked) and does already benefit from gas central heating and double glazing although these may need to be replaced.
