" The well presented accommodation features: double glazing, central heating system, extended kitchen and the accommodation itself comprises of: entrance hallway, through lounge with dining area having patio doors giving access into the rear garden, extended kitchen with built in oven, hob, extractor and to the first floor are three bedrooms, two of which have fitted furniture and house bathroom. To the front of the property there is double width parking, attached garage and enclosed rear garden. Having a cul-de-sac setting the property offers an ideal base for access to both Leeds and Wakefield and of course, the nearby motorway network. ***NO UPPER CHAIN***

ENTRANCE HALLWAY This has on the left hand side the spindle staircase with matching newel post rising to the first floor accommodation and of particular note is the wood flooring, coving to ceiling, central heating radiator and on the right hand side an internal door with eight glazed bevelled panels gives access into the lounge. LOUNGE This is a good sized open planned room as the floor plan illustrates, although it could be divided into two separate rooms depending upon the purchasers requirements. The lounge section is positioned towards the front of the property with bay PVCu window and there are various wall light points, coving to the ceiling and central heating radiaitor.
