" LOCATION:
Camborne is located in North Cornwall and has a population of over 20,000. Originally just a village until transformed by the mining boom in the late eighteenth century which saw the Camborne and Redruth district become the richest mining area in the world. With a mainline station and easy access  to the recently improved A30 transport links to the rest of the UK are good (trains to Paddington take around 5 hours without the need to change).

DIRECTIONS: 
From Camborne Railway Station, head southeast on Trevu Road towards Mount Pleasant Road. Continue for 0.2 miles and take the 1st left onto Redbrooke Road, continue for 160 yards, then take the 1st right (still Redbrooke Road), Trevarth is on the left after 70 yards opposite Atlantic Terrace.
Note: If travelling from the east of Camborne many Sat Navs will suggest travelling down Atlantic Terrace which is not possible in a car! (Route via Camborne Railway station).


GENERAL:
Trevarth is an attractive two bedroom detached bungalow situated half a mile south of Camborne town centre and comprises; hall, lounge, fitted kitchen/diner, bathroom, sunroom, garage and 6m Workshop. Two drives provide ample parking, the property has distant sea views, gas central heating and double glazing.

APPROACH:
Located on Redbrooke Road opposite the west end of Atlantic Terrace, Trevarth has a drive at the front on the left, with parking for two to three cars and a drive to the rear which gives access to the workshop and garage. Park at the front and take the shallow steps to the front door.

The triple aspect room is lit by double glazed windows in the front, rear and side elevations, this comfortable room has skirting boards, coving and a radiator.

The second bedroom is currently used as a snug, a double glazed window with radiator below gets light from the sunroom,and the room is finished with coving and skirting boards.

BATHROOM: 2.42m by 2.84m  7'11" x 9'4"
The white suite comprises; panelled bath with Triton electric shower and glass screen over, low level WC and pedestal wash hand basin. Lit by an obscure double glazed window in the rear elevation, the room is half tiled, there is a loft hatch and radiator.

DINING AREA:  3.61m by 3.34m   11'10" x 10'11"
The dining area adjoins the kitchen and has double glazed windows in the front and side elevations with views to the north.
There is ample dining space, a tall cupboard, radiator and wall base and drawer units matching the kitchen.
Step through the arch to the kitchen.

KITCHEN:  3.33m by 1.92m  10'11" x 6'4"
Equipped with a comprehensive range of wall base and drawer units the kitchen has beech block effect roll edged work tops, housing a stainless steel drainer sink, with double glazed window over. There is a wall mounted, gas central heating boiler and space for an oven.

SUNROOM:  5.83m by 2.23m narrowing to 1.26m  19'2" x 7'4"-> 4'2"
Running along the rear elevation, the sunroom has a poly carbonate roof, double glazed door to the back garden and doubles as a utility room with space for a fridge freezer and washing machine.

Tarmac drive to the left with parking and access to the rear garden, laid to lawn to the right with space for trailer parking.

The rear garden has a seating area laid with granite chips behind the workshop a pathway running through the lawn and up steps to the back gate. A further path leads past to rear elevation to a shed and open tool store and there is a small pond in the top right hand corner adjacent to the garage.
