Description |
Believed to be one of the largest and lovliest in this
attractive terrace of period houses, Kempthorne House is a
distinguished Grade II Listed village house of classic style and
character and retains a wealth or original detail including
small-paned windows, panelled doors, cast iron fireplaces and a
concealed ‘smugglers‘ hole in the first floor sitting room. The
spacious five / six bedroom accommodation is laid out over three
storeys and most of the principal rooms enjoy a sunny
south-westerly outlook across the river and moored yachts towards
Greenbank Quay and the Royal Cornwall Yacht Club.

The house is set back from the road by an enclosed terrace
whilst at the rear of the house is a large enclosed paved
courtyard, on one side of which is a self-contained single-storey
outbuilding / workshop overlooking its own private garden and
enjoying independent access via a side passageway. Above this
courtyard, stone steps lead up to a wonderful private mature
garden, some 160ft in length, which also enjoys southerly views
across the village and harbour towards Falmouth.

During our clients tenure an extensive refurbishment programme
has been commissioned and recently completed. A brand new extension
has been created at the rear of the property forming a delightful,
part open plan, kitchen / dining area with french doors leading to
the enclosed rear sun terrace, a perfect spot for alfresco dining.
Some internal configuration has also been created with the old
kitchen area now moved into the rear extension this now has created
an additional reception room at ground floor level. Within the
ground floor is a charming open space, adjacent to the staircase
which would make a perfect library or home office. There is rear
access from this area into the rear storeroom and in turn the
alleyway which leads to the front of the property.

At first floor level there are 2 bedrooms, a family bathroom
and a large reception room or master bedroom. On the second floor
there are 3 more bedrooms and another family bathroom. The loft
space above this is extremely spacious provides ample storage if
required. Externally the property has also undergone significant
improvement works with the creation of a beautiful sun terrace area
with central pond whilst the main garden area has seen wonderful
improvement with the addition of a summerhouse, with power, water
and lighting, together with a very impressive water view.

. 4 |
To summarise, this is a unique opportunity to acquire what we
consider to be one of the finest period houses in this incredibly
charming harbour-side village and as such we would recommend an
early internal inspection to fully appreciate the character, charm
and generous proportions this impeccable family home has to
offer.

The History |
Flushing owes its name to 17th century Dutch builders who came
to construct piers and sea walls and settled there. The village
subsequently became a place of style and refinement where the
captains of the Packet Ships and their families lived. Today the
village still retains that touch of class with its tastefully
renovated 17th and 18th century houses and narrow winding waterside
streets. It also enjoys a sunny south westerly aspect and is
reputed to have one of the mildest climates in Britain. It is
reputed that the house was built circa 1770 for a Captain
Kempthorne, a Packet Ship Captain from an old West Country family
with a long and distinguished history of Naval Service.

Just after war broke out with the French in 1793 it was not
unusual for gangs of tinners to roam around demanding food due to
the rising cost of wheat. A mob of 300 descended on Flushing and it
was Captain Kempthorne who prevented a riot by leading them to
hymn-singing as they were all staunch Wesleyans. Captain Kempthorne
was a great friend of Sir Edward Pellew, another great sailor and
Royal Naval Captain, who is renowned for seizing the French ship
‘La Cleopatre‘. As he lived next door, a connecting staircase was
constructed between the two houses. In August 1794 Kempthorne set
sail in his Packet Ship but was surrounded by a squadron of French
frigates. Captured and imprisoned, he fell ill and died of a fever.
When the news reached Flushing, Lady Ursula Redwood in the book.
‘Trefusis Territory‘, records "e;the whole neighbourhood
was deeply stressed, for he was a popular man"e;. His wife
Katherine Kempthorne has her signature etched, apparently by her
engagement ring, in a pane of glass in the hallway.
