SITUATION Manor Drive sits on the fringes of the sought-after Dartmoor town of Chagford. Chagford, an ancient moorland stannary town, offers a wide range of shops, restaurants, pubs, hotels and tea shops, as well as a primary school, Montessori pre-school, library, parish church, health centre and dentists surgery. There are excellent sports facilities, including tennis courts, football pitch, cricket pitch, bowling green, children's play park and seasonal open-air swimming pool. The A30 dual carriageway, 5 miles away at Whiddon Down, gives easy access to Cornwall in the west and Exeter and the M5 motorway in the east. Being within the Dartmoor National Park, there are many thousands of beautiful unspoilt moorland acres in which to enjoy a wide range of outdoor pursuits including walking, riding, cycling and fishing. DESCRIPTION 3 Manor Drive is a well-presented, detached bungalow dating from the early 1970s. The current owners have undertaken a number of improvements including fully landscaped gardens, new windows and a new kitchen. ACCOMMODATION The front door leads into the reception hallway off which are the principal rooms. There is a wonderful triple aspect sitting / dining room. This leads into a recently fitted kitchen with a range of matching eye and base level units with 5-ring gas hob, two eye level ovens, integrated dishwasher and washing machine as well as space for large fridge freezer. Off the hallway are three bedrooms together with a modern bathroom comprising bath with shower over, wc and basin. THE GROUNDS From the road is a driveway with parking for three vehicles. This leads to the integral garage with electrically operated up-and-over door, power and light supply as well as gardener's loo. There is a ground floor entrance too with steps leading up to the hallway. To the front of the property are sloping lawns together with a paved patio area. Paths lead around both sides to the rear gardens. These have been landscaped recently and comprise two wonderful paved terrace areas with flower and shrub borders. There is also a shed and rotating garden pod. Overall the property amounts to about one fifth of an acre. Due to its elevated position, there are some superb views towards the surrounding Dartmoor countryside. SERVICES All mains services are connected. Gas-fired central heating. DIRECTIONS PLEASE DO NOT USE SAT NAV. From Exeter proceed on the A30 west towards Okehampton exiting at Whiddon Down. Proceed through the village and at the next roundabout turn left onto the A382 signposted Moretonhampstead. Continue along this road for approximately 2.5 miles and upon reaching Easton Cross, turn right signposted Chagford. Proceed up into the town and at the top of the square, turn right into Mill Street. Proceed down the hill bearing left and continue out of the town. Towards the bottom of the hill, on the left is Manor Drive. Turn into Manor Drive and immediately left and no.3 can be found on the right hand side.
