" Description    A short stroll to Bewl Water. A well presented four bedroom double fronted detached property situated in the village of Flimwell. The current owners have certainly looked after the property and have presented it in good decorative order throughout. The accommodation includes living room and as the owners commented, "we bought this house as it was nice to have an almost square lounge rather than a long narrow lounge and this was part of its attraction". There is also a feature fireplace with a gas fire and double doors leading out to the patio and rear garden. The dining room is situated to the front of the property and has ample room for a good size table, chairs and sideboard. The kitchen/breakfast room to the rear has doors leading out to the patio and rear garden, a range of wall and base units with inset sink, integral electric Bosch oven, gas hob, extractor hood over, space for fridge freezer and space for dishwasher.

.    The utility room adjacent to the kitchen, has space for washing machine, wall mounted boiler and door leading out to the double detached garage. Just off the entrance hall there is a also a useful downstairs cloakroom. Upstairs accommodation includes a master bedroom with an ensuite shower room, family bathroom and three further bedrooms all of which could house a double bed. The loft is accessed from the landing and is part boarded.

.    It is very noticeable throughout the house and one of the main reasons why the current owners purchased the property, is its feeling of being light and airy and also, although being part of a development, the house is overlooking the start of the meadow and has no houses to the front so it feels more individual than others.

Outside    The property benefits from a decent size rear garden, mainly laid to lawn with several young trees and a patio area that has been built by the current owners and is an ideal area for patio furniture and for entertaining. A door to the side allows rear access to the garage. To the front the property has two small lawns and a path leading to the front door and to the side of the property there is a double detached garage with parking to the front for two vehicles off road. It should also be noted that all residents of Old Wardsdown have a part share in the ownership of a meadow leading to Bewl Water and is for the sole use of the local residents.

Situation    The property is situated in the village of Flimwell. The village itself benefits from its own Church and Public House. Whilst the village of Ticehurst is within approximately two miles and offers a wide range of local shops to cater for most day to day needs and also there is a local primary school, the inland Spa town of Tunbridge Wells is within twelve miles to the north and the nearest mainline railway station is located at Stonegate, Etchingham and Wadhurst all offering regular services to London Charing Cross/Cannon Street in one hour. The nearby A21 provides vehicular access to the coast, London, M25 and other major road networks. Bewl Water is close by and offers a range of water sports and other recreational and sporting facilities.

.    Dale Hill Golf Club and Hotel is also within a short driving distance of the property and offers two golf courses of which one is of a championship standard and designed by Ian Wosnam. The facilities on offer include a gym, swimming pool and top class dining facilities.
