" The house exudes charming cottage from the moment you see it. You approach the house, passing toad rock and the first thing you see is the classic front cottage garden with its wooden picket fence and gate.Inside the living room is classically cosy with a clearly well used open fireplace and double glazed windows.The kitchen/dining room is spacious enough for a good run of units and a table. There is a nice view from the ‘washing-up’ window, and a door leads out onto a delightful and well-maintained rear garden. It is big enough for keen gardeners to get their teeth into and has a lovely aspect.Upstairs there are two double bedrooms and there is a downstairs bathroom. Both the bedrooms are a good size, offering plenty of flexibility of use.This is a truly delightful, quaint spot just down from Toad Rock on the outskirts of, but very much accessible to Rusthall village. There is a good selection of village shops and amenities and a primary school. Tunbridge wells is a walk bus or very short car trio away, and there are some lovely walks nearby as well as the Common.

I fell in love with the cottagey feel of the house as soon as I saw it. I adore the cosy living room and snuggling up to the open fire. My kitchen door opens onto a lovely garden that I have enjoyed nurturing and soaking up the charming surroundings.This particular area by Toad Rock is a delightfully quiet spot with an old fashioned village feel. I have found the local village very handy and more than adequate and I walk into Tunbridge Wells for my work as well as leisure.
