" Description    A three bedroom semi detached house situated in a cul de sac location on the outskirts of the desirable village of Mayfield with a large garden, access onto fields at the rear and scope for improvement. The property offers an entrance hall with door to the sitting room and separate dining room, both with fireplaces and overlooking the front. The kitchen overlooks the rear. To the first floor there are three bedrooms and a bathroom/wc. The property has partial central heating and excellent potential for further improvement.

Situation    The property is located in a cul de sac on the outskirts of Mayfield village with access at the rear onto a footpath leading to open fields and countryside. The property is located approximately 1/2 a mile from Mayfield High Street which offers a good range of local amenities including a post office, green grocer, general store, bank, bakery, butcher, primary school, doctors surgery, dentist and three local inns. Mayfield is a lively village located in the centre of the High Weald in an Area of outstanding natural beauty with numerous local clubs and societies. More comprehensive shopping and leisure facilities are available in the royal spa town of Tunbridge Wells which is approximately 9 miles to the north. Secondary schools are available in Heathfield and Wadhurst approximately 5 and 6 miles distant respectively. Commuter services are also available in Wadhurst with a mainline service into central London in just over one hour.

Outside    A five bar gate gives access onto an off road parking area for several vehicles and the gardens to the front are principally lawned with hedging and fence. A side gate leads to the rear garden which offers an outside wc and workshop. The rear garden extends to approximately 60ft x 40ft and is principally lawn with mature shrubs and hedges. A gate gives access onto a footpath at the rear which leads onto fields and there is a summer house.
