House Network Ltd are delighted to offer to the market this well presented three bedroom detached modern family home, situated in the highly desirable and readily accessible village of Darnick which in turn is a mile from the centre of beautiful Melrose and only a ten minute walk from the station.

This delightful home offers a wonderful semi rural lifestyle and has bright, well laid out family accommodation which briefly comprises: three bedrooms (one en-suite), large living room with patio doors onto the rear garden and a separate, good sized breakfast kitchen, plenty of storage, driveway parking and easily managed gardens front and rear. Built in around 2001 it has double glazing and gas central heating throughout. Although already good sized family accommodation it also lends itself well to further extension and/or addition of a garage.

On a quiet street with a small play park of its own, it offers a wonderful mix of access to the countryside, independent shops and restaurants, good schools and an easy commute. The conservation village of Darnick has a village hall of its own, a community woodland walk (perfect for dog walking!) and access to the Southern Upland Way. As well as its lovely shops, cafes and restaurants, in Melrose you will find the doctors, a library, primary school, church and of course the wonderful Abbey.

Most secondary school aged children attend Earlston High School (approx 7m or 10 mins away). Galashiels offers the bigger shops and even more facilites and is about 4m away, the Borders General Hospital (with A&E) is less than a mile and Edinburgh is less than an hour away on the Borders Railway or by car. Newcastle, Carlisle and Glasgow are all between 11/2 and 2hrs by car.

The Scottish Borders offers a wonderful pace of life and a variety of ways to pass the time. There is coastline, rolling hills and moorland which all offer wonderful walking. History is all around you with magnificent abbeys, castles and stately homes - including Sir Walter Scotts, Abbotsford House. Horses are popular in the Borders with trekking, hunting and point to point all available, - and then there's the Common Ridings, the oldest horse riding festival in the world. You will also find many other outdoor pursuits, notably mountain biking, fishing, golf, rugby..... the list goes on!
