" Ashton House is the principal (southern) part of a fine Grade II listed village property which fronts onto a tributary of the River Thames and is understood to date back to the mid to late 18th Century. Built of Limestone ashlar with a stone slate roof the property has a five window bay facade with an interesting end block and canted oriel window over the river. Throughout the property there are a host of interesting period features including wood block flooring through the reception hall, dining room, study and kitchen, decorative mouldings, sash windows with shutters and stone mullion windows. The drawing room is a beautifully proportioned double room with high ceilings, fireplace and bay with French windows opening to the rear garden. From the main hall, double doors open through to a 23n++ dining room with 3 large shuttered sash windows overlooking a 'secret' garden, concealed radiators below and access to both a large walk-in 'wine room' and to a rear lobby with flagstone flooring and cloakroom. The study is an equally impressive room with fireplace and dual aspect leaded light stone mullioned windows to the rear gardens. The kitchen has been formed, we understand, from the original hall and still retains a large dressed Cotswold stone fireplace with herringbone pattern brick hearth and has been comprehensively fitted with integrated appliances, granite worktops and matching freestanding unit. Located off the kitchen is a utility/boot room. A skylight creates a flood of light over the impressive galleried landing and the first floor accommodation is cleverly arranged to provide four bedroom suites each with bathrooms, of which the master suite also benefits from a spacious dressing room fitted with a extensive range of wardrobes. Within the attic space are a further two rooms, an additional area of attic housing the water tanks and space for storage. EPC: F.

Situation
This popular village is situated on the Wiltshire / Gloucestershire border and enjoys a number of local facilities including a Church, school and two public houses. There is also a tennis club in the village, golf, riding, and sailing close by at the Cotswold Water Park. Further facilities can be found in the market town of Cirencester. There are main line railway services to London (Paddington) from Kemble and good road communications via the M4, junctions 15 & 16 and M5 motorway.

A small, spring fed ornamental lake stocked with Water Lilies and water plants provides a perfect wildlife conserve beyond which is a woodland area where a large garden shed is located. Between the front of the house and the infant River Thames is a 'Secret' garden with low Box hedging and wisteria, enclosed by a high evergreen hedge.
