" Brimming with character and period features, this clearly much-loved home has been beautifully refurbished to suit modern family life. Throughout the property, you will find hard-wearing, solid wooden oak flooring and fresh Farrow & Ball tones on the walls. The through lounge is particularly pretty with its rounded Georgian front window, wood burner, cornicing, ceiling roses and, to the rear, a period iron fireplace with decorative tiling, alcove shelving and French doors opening out onto the garden. At eight metres long, the kitchen-diner extension is particularly spacious, bright and airy. Light comes in through a skylight, several windows and double doors that open out onto the garden. Practically speaking, the kitchen comprises a ceramic butler sink, butchers block worktops, shaker style wall and base units and some very attractive period style decorative tiling as splashbacks; plus an integrated double oven, induction hob and extractor hood. There is a separate WC on the ground floor too. Each of the three bedrooms upstairs have pretty cast iron period fireplaces, crisp white ceilings and cornicing. It?s a similar theme in the bathroom too with its large sash window, oak flooring, white three piece bathroom suite and pretty decorative tiled splashback at the sink. The property benefits from solar hot water panels on the roof and a long garden which already has an impressive range of established plants; we?re talking apricot, plum and olive trees plus a wisteria bush ? expect cascades of lavender-coloured blooms come summer time. With its westerly aspect, this garden will come into its own during those long, balmy, summer evenings. Havil street sits close to the leafy, Victorian Brunswick Park with its play areas, tennis courts and community events throughout the year. You are close to Southampton Way for frequent buses to Elephant & Castle (Bakerloo and Northern lines), or walk in the other direction to the arty enclave of Peckham Road and into Camberwell for buses that will whisk you across the city and to all the major train stations. You have all kinds of cafรฉ bars, restaurants and eateries to choose from in Camberwell, plus a leisure centre with pool and Saturday farmers? market on Camberwell Green. It?s half a mile or a ten minute walk up to Burgess Park ? Southwark?s largest ? with its outdoor gym, lake, community gardens, tennis courts, table tennis tables, state-of-the-art play areas, BMX track, cafรฉ and designated barbeque facilities. "
