The walk to Crystal Palace Triangle is about 8 minutes, where there‘s a wealth of good shops, coffee shops, cafes, restaurants, bars and pubs. The two main overground stations of Crystal Palace and Gipsy Hill are about 16 minutes walk and 18 minutes walk respectively, and there is also Norwood Junction station which offers both overground and Thameslink into Kings Cross, which is either a 25-minute walk or a short bus trip down the hill. The flat is equally well served by bus, with multiple routes stopping very close by, with the major routes into central London stopping on Beulah Hill, about 5 minutes walk from the door.

Being within walking distance of the Triangle is the main draw, but there is also a lot of green space in the area. Crystal Palace Park and South Norwood Lake are close by for walks or jogging and most of the local cycle clubs depart from the triangle for club rides on Sunday mornings.

Aside from the great location, I was attracted to this flat because it feels very safe and welcoming to come home to. The walk from Crystal Palace and Gipsy Hill stations is via main roads and the flat has its own front door that‘s accessed via a small shared courtyard at the back of the building.

I fully renovated the flat 4 years ago to optimise the layout, improve storage space, and modernise the kitchen and bathroom in a clean and contemporary style. Upon entering, you arrive in a lobby. All three rooms lead off this lobby, with a separate WC to your left, a bedroom and ensuite to your right, and the kitchenliving space behind you.

The flat offers the best of the wider building, with high ceilings and windows to all rooms, including the large bay window to the main living space. Additional high-level glazing between the living room and bedroom keeps the spaces feeling bright and airy. The windows to the living room and WC are East facing, providing good morning light and helping to prevent overheating in summer.

My partner moved in with me four years ago and this layout has worked well for two people. Sharing the space has also allowed us to save and has ultimately led to us taking the next step on the property ladder. We‘ve enjoyed many happy years in this flat and hope the next owners will enjoy it just as much!&quote;
