" Very Cute Three Bedroom 50's House with Loft Room in Thriving Area

Sitting within a three minute stroll of Peckham Rye station, this well presented modern house has three bedrooms, a bright reception, kitchen/diner, conservatory, a stunning loft room and private garden. Families will love the immediate area with renowned nurseries and primary schools within walking distance. It's also a hit with savvy young professionals - 'Bellenden Village' as we've come to know and love, has some of the best bars and food outlets this side of the river!

From the outside, the neat exterior invites you in through a pretty front garden, currently home to flourishing potted plants. Step in through the front door and through an inner hall to find a very bright and spacious reception on your left. The walls are freshly painted and there are cream carpets underfoot. An accent wall in a pretty, patterned blue frames a feature fireplace while light streams in through the front facing windows. Over to the far corner, you spy a dining area just before the room expands full width to incorporate a modern kitchen (you can also access directly from the hall). It?s an all-white affair with units and worktops in the same shade, however, underfoot you?ll swoon over the resin floors (easy cleaning for messy little ones!). The current vendors have cleverly installed a conservatory, accessed directly via the kitchen, adding another welcoming sitting room with lovely views of the garden. Talking of which, this example is low-maintenance with paved and lawn areas stretching 38 feet.

The first floor landing first unveils a cute bathroom with white suite, shower attachment and two windows. There are two double bedrooms, both with fitted storage space and extra wide windows (50s style!). A smaller, single bedroom currently acts as a home office. A final climb up to the second floor and you?ll be wowed by the loft room. Lofty, spacious and very bright, the room is also versatile and has three Velux windows and eaves storage.

Boho amenities of the Bellenden Road Conservation area are all at your fingertips - we love 'The Victoria Inn'. Try the caf?s, bars and restaurants or venture into East Dulwich, a 15 minute walk, for some of southeast London?s best shops. Peckham Rye is three minutes? walk (Zone 2) and Denmark Hill (Zone 2) inside 15 minutes stroll for services to London Bridge, Victoria, Blackfriars and the fab London Overground Line. You can be at Canary Wharf (via Canada Water) in a mere 14 minutes - now that's an easy commute. A whole variety of buses run into town along Rye Lane, just five minutes away. The Belham Primary free school is a two minute stroll from you door. It's part of the same trust as the highly considered Dulwich Hamlets Schools. The popular Villa pre-prep and nursery is down the road and the Dulwich Foundation schools are a 5 minute drive. "
