" PROPERTY DESCRIPTION This three bedroom semi-detached home was originally built in the 1930's with well proportioned rooms and good outside space. The ground floor accommodation includes a good size living area with separate dining room, conservatory and kitchen/breakfast room. There is a downstairs cloakroom fitted with a white suite. On the first floor the master bedroom includes fitted furniture, with two additional bedrooms and a modern family bathroom. The property is fully double glazed and gas central heating to radiators. Outside there is a private rear garden, as well as a front section of flowers beds and hedging borders. The driveway provides suitable parking and access to a garage measuring 19'0 x 10'9. 

LOCATION The property is situated within walking distance of this large historic village, centred around its picturesque pond. There are shops for every day requirements, village pubs and the church of St. Peter & St. Paul. For the commuter, there is a rail service from Lingfield to Victoria and London Bridge. The national motorway network can be accessed at Junction 9 of the M23 motorway and for international travel Gatwick Airport is approximately 13 miles distant. Lingfield is famous for its all-weather racecourse and there is excellent walking and riding in the locality. 

DIRECTIONS From Lingfield High Street proceed down onto Town Hill taking a left in to Church Road. Continue on to Saxbys Lane, taking the first left in Bakers Lane, At the end of Bakers Lane turn right on to Station Road, where the property can be found on the left.
