A well presented 3/4 bedroom detached home built in the 1950’s within delightful mature gardens extending to approximately 0.7 of an acre, situated on the favoured southern side of town within a short walk of the town centre and mainline railway station. On the ground floor there is an entrance hall with access to a kitchen/dining room fitted with solid oak bespoke units complemented by granite worksurfaces with an ‘Alpha’ range (also supplies hot water and central heating), an integrated American style fridge/freezer, washing machine, tumble dryer, dishwasher and mini microwave.  There is an elegant dual aspect L-shaped drawing room with brick fireplace and wood block flooring with a door to the large conservatory which is of brick and hardwood construction.

An inner hallway with stairs to the first floor leading to a study with built-in furniture and to a cloakroom.  From the main hallway there are 3 ground floor bedrooms and a shower room with white suite.  On the first floor there are 2 further bedrooms, one with deep eaves storage, the other benefiting from an ensuite bathroom with roll top Victorian style bath and a dressing room leading off it.  The first floor would lend itself to a guest suite, but it should be noted that these rooms have restricted head height.

OUTSIDE
To the front of the property is a large parking and turning area which leads to the integrated double garage with twin electrically operated rolling doors and a door opening to the inner hall.  The front garden is bounded by a high brick wall with a rockery and lawn, interspersed with a number of mature trees including oak and copper beach.  To the south side of the house is a paved area with Victorian style Hartley green house, large brick built garden workshops, a well stocked productive kitchen garden planted with a variety of plants including strawberries, beans and raspberries and a ‘knot’ garden with box hedging, lavender and roses.  The garden extends to the rear of the property featuring a pond with paved surround, raised terrace adjoining the rear of the property and access to a gardener’s wc.  The remainder of the garden extends away to the west and is mainly laid to lawn, well enclosed by mature shrubs, hedging and trees.  To the north of the lawn is a small orchard area and to the western boundary is an enclosed lower lawn, with covered well and octagonal timber summer house.
