" This good sized detached property is situated in a very pleasant residential area approximately a mile from Billingshurst village centre. The house is offered in excellent decorative condition and provides adaptable and practical family accommodation spread over three floors.

On the ground floor a spacious entrance hall with exposed floorboards leads through to the reception rooms - a sitting room to the front of the house with a bay window and an attractive Victorian style gas fire, and a dining room at the rear, again with exposed floorboards and a Victorian style gas fire. From the dining room, an opening leads onto a conservatory, which enjoys a pleasant outlook over the rear gardens. There is also an attractively fitted kitchen with some built-in appliances, which leads to a utility room and cloakroom.

On the first floor there are two double bedrooms, one to the front and one to the rear, together with a smaller single bedroom which could provide an ideal study or office. There is also a family bathroom of good size with a bath and a shower, whilst on the second floor there is a large double bedroom which lies to the back of the house and a further room to the front which again would make an excellent bedroom or study.

Outside there are attractive gardens to both front and rear with extensive parking on a driveway which measures approximately 57ft long and runs alongside the house and is accessed by double gates. The driveway in turn leads to a good sized detached garage. SITUATION
Daux Avenue lies approximately one mile to the south of Billingshurst village centre in a convenient position for the train station which offers a fast and frequent service to London Victoria (approximately 65 minutes) and the schools which enjoy a leisure complex alongside with a swimming pool currently under construction. Billingshurst village centre offers a good range of local shops and facilities including a supermarket, post office, butcher and bakers, with more extensive facilities available at Horsham which lies approximately seven miles away, Crawley approximately 16 miles away and Gatwick Airport about 21 miles.
