" A beautifully presented centrally-heated Victorian three bedroom detached family home which enjoys a lovely rural location on the fringes of Coolham Village that has been lovingly maintained by the current vendor.
Upon entering the home and hallway, you are greeted on one side by a family living room which offers views out to the front and back of the property with original period fireplace and original style sash windows. On the opposite side there is a cloakroom and a good sized dining room with original terracotta tile flooring. Leading from the hallway is the kitchen with Aga cooker, inset stainless steel double sink, a good range of wall and base units and plumbing for washing machine and dishwasher. A stable door gives access to the private rear garden that is part lawn and paved with stone slabs.
Upstairs there are three light and appealing bedrooms, two of which are doubles and a single, the master having generous built-in wardrobes. All in excellent decorative order. The bathroom is mainly tiled and consists of bath with mixer taps and wall mounted shower head attachment and a low level WC and a pedestal basin and a large airing cupboard.
Out to the front of the property there is an attractive lawned area and a large gravelled driveway that can accommodate several cars, entered between two brick pillars. There is side access to the rear of the property.

Situation
Coolham is a popular rural hamlet with a well patronised public house and a highly regarded primary school lying approximately 3 miles to the east of the large historic village of Billingshurst. Billingshurst provides a good range of shopping facilities, schooling for all age groups, a leisure centre with swimming pool and mainline railway station with service into London/Victoria. Several large supermarkets are within easy driving distance and Horsham town is approximately 8.6 miles away with both Waitrose and John Lewis providing ample parking. Gatwick International Airport is approximately 23.8 miles away. In addition to local schools there are a choice of several top class fee-paying day/boarding schools all within easy reach.
