" Situated in a semi rural location, Camomile Barn is an exceptionally characterful property built by the owners for their own occupation approximately 10 years ago on a half acre plot. The house has all the characteristics of a traditional barn conversion with a plethora of exposed oak timbers complimented by oak latched doors and predominantly solid oak flooring throughout the ground floor. The splendid sitting room with its high vaulted ceiling is adorned by a large open brick fireplace with a brick chimney breast rising to the first floor with bi-folding doors opening to the conservatory/family room, making for an ideal enlarged entertaining area. Steps off the sitting room rise to the equally impressive kitchen/breakfast room beautifully fitted with a range of timber styled units, granite effect worktops and a comprehensive range of built in appliances including an Aga range in a brick housing with an adjoining utility room. Also situated on the ground floor are three bedrooms including a guest bedroom with an en suite, the two other bedrooms being served by a family bathroom/shower room.

A wrought iron balustraded spiral staircase leads to a galleried landing which opens to a huge mezzanine master bedroom off which is a further en suite bathroom/shower room which includes a roll top bath on ball and claw feet.

Outside, an electrically operated five bar gate opens to an extensive forecourt providing parking for numerous vehicles leading to a substantial oak framed triple garage with an adjoining large store and outline planning consent for a room over. To one side of the house is a large outbuilding comprising two lined and insulated stables and two workshops with a floodlit paved courtyard with two further stables on the other side of the property, one of which is currently being used as a dog kennel with an adjoining run. The rear garden is another fine feature which has been most attractively hard landscaped to provide large split level paved entertaining areas with decorative brick walling and a substantial waterfall feature. SITUATION
Emms Lane lies approximately 1.5 miles from the village of Barns Green providing a village store/post office, primary school and a popular public house with the larger centres of Billingshurst and Horsham

(both with mainline stations into London Victoria) being about 5.25 miles respectively. Gatwick International Airport is about 21 miles away.

DIRECTIONS
From our Billinghsurst office proceed south down the High Street and at the first mini roundabout turn left along the A272 towards Haywards Heath. Having reached Coolham

(after about 3.5 miles) turn left onto Coolham Road and after approximately 1.5 miles take the turning left into Emms Lane. From that point the property will be found after approximately half a mile on the right hand side.
