" A private three bedroom detached bungalow within walking distance of Hungerford's popular High Street. Spacious and flexible accommodation with lots of potential.
Three bedrooms, bathroom, shower room, sitting room / dining room, kitchen, conservatory, double garage and off street parking. Newbury C. 10 Miles

HUNGERFORD Hungerford is situated in the beautiful Kennet Valley with the Kennet & Avon Canal running through its centre. The town offers a wide variety of facilities including schools, supermarkets and restaurants. Hungerford benefits from excellent communications with the M4 close by, as well as the A4. Mainline railway facilities can be found a short distance from the property making London just over a house away. THE PROPERTY Number 12 is entered into a bright porch area which leads to the hallway, from here the accommodation is laid out. The sitting room / dining room is very spacious room in a large L-shape format that is kept bright thanks to the many windows looking to the front garden. It is very flexible room in terms of its use, the current owner has a clearly defined sitting area where there is a gas fire to provide warmth in the colder months. The rest of the room currently has a pool table, four person dining table and a computer desk while still having the space to move around the room without feeling crowded. The kitchen is adjacent to the sitting room / dining area and the two are connected by a door. The kitchen has plenty of work surfaces and good amounts of storage in the form of base and eye level units, also there is space for a fridge freezer and a washing machine. Built in appliances include a gas oven with 5 ring hob and extractor fan.
Off the kitchen is the sizable conservatory that would make an excellent place for dining in the warmer months as it is easily large enough to house a 6 person dining table. The conservatory has double doors out to the patio area and a door through to the garage which has been converted to extra storage space by the current owners. CONTINUED There are three good sized double bedrooms that are all situated at the rear of the property. Bedroom one has built in cupboards with sliding doors and dual aspect windows to the front and side. Bedroom two has a window to the rear and also has a built in cupboard, bedroom three also looks out onto the rear garden. The bathroom has a bath with a shower over it, there is also a separate shower room.
Overall the property offers spacious and flexible accommodation throughout with the size of the sitting / dining room being particularly impressive. As with all bungalows there is always lots of potential for a prospective owner to stamp their own mark on the living space and that is the case here. There is scope for a loft conversion (subject to the necessary planning permissions) as there is a large amount of loft space for potential bedrooms / bathroom.
KITCHEN OUTSIDE The property is situated in a quiet cul-de-sac with in walking distance of Hungerford's many amenities, giving the double benefit of privacy and accessibility. To the front there is a neat garden mainly laid to lawn, bordered with shrubs and bushes to one side and knee high brick wall to the front. To the side of the property is a double garage with parking for two cars on the drive way in front of the garage. The current owner has split the garage into garden storage and a extra room which could be an office or a gym if needed, however it could very easily be changed back to a double garage. The rear garden run along the full width of the property and is kept private by high hedges to the very and side. There is also a small patio area connecting the rear garden to the conservatory which would be an ideal place for entertaining in the summer months.
