" Sun Dial is a spacious and attractive detached house built in 1937. It has since been extended and offers particularly versatile accommodation. The house is set on a quiet road approximately 200 yards from the beach. The property benefits from a double aspect lounge with attractive marble fireplace and double doors leading to the rear garden, and a double aspect dining room. It also has a kitchen/breakfast room with a wealth of cupboards and drawers, island breakfast bar, walk-in larder and 'Amtico' tiled floor. This leads through to a spacious utility room which incorporates the boiler, further storage and access to the rear garden. There is also a downstairs cloakroom. On the first floor the accommodation at present offers four double bedrooms, all with a range of built-in wardrobes, while Bedroom 2 incorporates a study, which could be changed to an en suite. There are currently two bathrooms, the larger one having a corner bath with a separate tiled shower and vanity unit with cupboards and further storage. The second bathroom is situated next door. To the front of the property a driveway provides parking for several vehicles and there is access via two electronically operated garage doors to a large integral garage/workshop with storage. The front garden has a low maintenance lawned area while the rear garden is a particular feature of the property having a patio with low maintenance gravel area to one side, a large lawn with well established borders containing a wide range of plants and shrubs, and a summerhouse.
Location
Sun Dial is located on the Summerley private estate which lies to the east of Felpham village. The village offers a range of local facilities including schools, a doctors' surgery with pharmacy, a sports centre with swimming pool, golf club, public houses, shops and bank in the village. There are also nearby sailing facilities at both Felpham and Bognor Regis. A regular bus service links the village to the nearby Bognor Regis town centre which offers a more comprehensive range of amenities. The cathedral city of Chichester and the famous Goodwood motor circuit and racecourse can all be found within 10 miles of the village.
