" Spacious three bedroom town house in great location close to the park, University and the City Centre

* Hallway * 16ft plus Living Room * Separate Dining Room * Kitchen * Bathroom * Two Double Bedrooms * Third Single Bedroom *

This is a spacious three bedroom Edwardian townhouse which is located in a small cul-de-sac tucked away up against Central Park and, in the opposite direction, is close to both the City Centre and the University.

Well presented throughout, the house makes a lovely family home with both uPVC double glazing and gas central heating.

The living room measures 16 ft 7 into the bay and has a feature open fireplace along with a stripped and varnished floor and stylish accent decor. Behind this room is the separate dining room which also has varnished floorboards and an open fireplace. At the end of the hallway is the kitchen/breakfast room. The breakfast area has room for a breakfast table and chairs and is effectively open-plan to the kitchen making this a really useful family room; great for informal dining and just for getting together! The kitchen is fitted with a range of modern oak fronted units with contrasting matt black worktops and includes a stainless steel oven, matching hob and extractor. A doorway then leads into the bathroom and another leads to the separate WC.

Upstairs, the main bedroom spans the full width of the house and is a really grand main bedroom. The second bedroom is a great size for a teenage child whilst bedroom three is a good size single or makes a fine retreat as a computer room.

At the back of the house is a lovely courtyard garden which picks up the sun during the day and has an open, but not overlooked aspect.

Central Park is just yards away up the street and so with no passing through traffic makes the street very child friendly, and even better for those with dogs that need exercising!

Other useful features for peace of mind include a replacement roof and guarantees for the treatment of rising damp and wood boring insects.

The house is sold on a freehold basis.
