" A well-kept end of terrace home situated in this popular cul-de-sac featuring two double bedrooms, modern kitchen, lounge/diner, front porch and bathroom. The property also benefits from a pleasant level South facing rear garden backing onto woodlands, modern gas central heating, uPVC double glazing and is also being sold with NO CHAIN. In our opinion, an ideal first time buy or rental investment which is priced very competitively. We therefore recommend an early viewing. Ground Floor Porch: Entrance to the property is by way of a front porch, which is of uPVC construction and offers an ideal place for removal of wet shoes and coats. To one side a door opens into a useful storage cupboard. A further obscure glazed door opens into the: Hallway: In the hallway there are stairs ascending to the first floor accommodation along with doors which open into the kitchen and: Lounge/Diner: c. 14' 8" (4.47m) max. x 13' 8" (4.17m) max. The lounge/diner is a sizable L-shaped room which features a uPVC double glazed window and door, which opens out into the rear garden. Along one wall there is a traditional low level fire surround and a door opens into a large understair cupboard which offers ample space for storage of general household items. Kitchen: c. 8' 5" (2.57m) x 7' 5" (2.26m) The kitchen features a range of modern light wood effect units with a contrasting worktop and tiled splashbacks. A stainless steel sink with drainer is inset beneath a uPVC double glazed window to the front aspect and spaces, with plumbing where applicable, are available for a washing machine, gas cooker and refrigerator. First Floor Landing: The turning staircase arrives onto the landing, where there is a fitted airing cupboard, housing the modern gas combination boiler, servicing the hot water and central heating, along with a hatch opening into a loft space which, we are advised, is part boarded with a good level of insulation. Doors open into all first floor rooms. Bedroom 1: c. 13' 8" (4.17m) max. (into wardrobe) x 11' 1" (3.38m) max. The main bedroom stretches the width of the property and widens at one end, where there is a large fully fitted wardrobe, with two sets of double opening doors, stretching the length of the wall. A uPVC double glazed window offers peaceful views over the woodland reserve to the rear. Bedroom 2: c. 12' 1" (3.68m) x 7' 2" (2.18m) The second bedroom looks out to the front via a further uPVC double glazed window. Wood effect laminate covers the floorspace and an obscure uPVC double glazed window opens to the front aspect. Outside Front: The sloping garden at the front of the property is laid part to lawn and part to tied beds which feature a variety of shrubs and plants. Steps, with handrail, lead down to the front door and along the side of the property where access can be gained into the rear garden. Parking: We understand that a numbered parking space is provided which is situated opposite the front of the property where there are also several communal/visitors spaces. Rear Garden: The delightful rear garden benefits from a sunny Southerly aspect and features a paved patio, accessed from the door in the lounge, providing a great place for barbecues and external furniture whilst enjoying the adjoining tranquil surroundings. The remainder of the garden is mainly laid to lawn, with some flower borders and a pathway leading down to the rear where there is a hardstand for a shed and a gate opening out onto the shingled path which leads to back out to the front of the property.
