" A unique opportunity to purchase semi detached properties on generous plots, requiring structural repair. These properties are only suitable for cash purchasers. No appointment is necessary - please visit the property at the times listed below. Thursday 9th March 2017 2pm - 3pm Tuesday 14th March 2017 10am - 11am Friday 17th March 2017 3pm - 4pm We regret that we are unable to offer individual viewing appointments in addition to the viewing times stated above. The Closing Date for Offers is: Tuesday 21st March 2017 at 12 noon. Purchase Procedure Due to the non standard form of construction and invasive survey needed to ascertain the level of repair required for each property, our client has instructed that these properties will be sold using the following protocol. These properties are built to a Dorlonco construction. All offers to purchase must be received in writing or via email to our office: Plymouth Homes Estate Agents, 22 Mannamead Road, Mutely Plain, Plymouth, PL4 7AA, info@plymouthhomes.co.uk. The closing date for offers is Tuesday 21st March 2017 at 12 noon. The sellers of this property reserve the right not to accept any offer. Plymouth Homes will forward all offers to their client, who will make the final decision about which offer they wish to accept. We have been instructed that we are not allow to disclose the final sale amounts. Unless all offers are unacceptable, you will not be given the opportunity to submit a revised offer after the closing date. Our client will only consider offers from cash buyers. If your offer is accepted it will be on the condition that: You agree to complete the structural repair of the house within 12 months of exchanging contracts. If structural repairs are not completed within 12 months the seller will retain both the 25% deposit and the property. If you withdraw from the purchase following your survey you will forfeit your 25% deposit. Upon completion of the repairs the purchaser will be required to obtain an engineers report (from our clients appointed structural engineer) stating that the work has been completed to the correct standard. The balance (75%) is to be paid after completion of the structural repairs at which point the ownership of the house will transfer entirely to you. Should the property be sold at any date in the future for a sum greater than ?60,000 more that the amount that you have paid for the property, 50% of this amount will be payable to the seller. For example, if you paid ?50,000 for the property and in the future sold it for ?120,000, the property will have increased in value by ?70,000. You would be required to pay the seller ?5,000 (50% of ?10,000representing the ?70,000 gain minus the ?60,000 threshold). Our client is negotiable about removing this clause and would invite offers in addition to the sale price to have this clause removed. Plymouth Homes hold a sample survey and contract of sale. The survey is dated 2009 and are fairly generic in nature. Upon request this can be emailed to all interested parties. Due to the unusual nature of sale we strongly advise all interested parties to take legal advice prior to committing to a purchase.
