SITUATION
The property is roughly 3\4 a mile from Callington town centre being set back from the Launceston Road enjoying a good sized private plot with west facing rear garden and patio.  The property is roughly 1/4 a mile from Kelly Bray where there is a public house, post office / shop and there is a bus route connecting to the town.  The town of Callington offers the usual range of facilities including modern health centre, various leisure activities and with the St. Mellon country club being some 3 miles south of the town.

DESCRIPTION
The property has in recent years been re-roofed and has the benefit of mains gas central heating and double glazing with the accommodation requiring some improvement and decoration internally, however the sitting room has recently been completely redecorated.   The kitchen has also recently had a new sink, worktop and cupboard, but the remainder of the room is not fitted out.    The rear garden is a good asset to the property with a large patio area adjoining the rear of the dwelling and is completely private and enjoys a south / south westerly aspect.

OUTSIDE
The front garden comprises lawn areas with small trees either side of the generous tarmac forecourt with concrete path providing pedestrian access along one side to the rear whilst on the other side is a concrete vehicle hardstanding again with access beyond to the rear.   The rear garden comprises a concrete patio across the rear of the dwelling beyond which is a lawn with established shrubs and garden pond and former vegetable garden with concrete paths around, Greenhouse and in one
corner a Workshop/Store 18’ x 12’ (5.49m x 3.66m) approximate.   The site measures overall approximately 120’ x 50’ (36.58m x 15.24m).
